Home sales down in Huntsville area while median prices increase

The Huntsville real estate market remains strong as an average of 12 new people are moving to the area every day (according to stats from 2024). In January, we saw a newer trend in the market, with the number of homes sold decreasing in Huntsville and surrounding cities, while the number of new listings and median sales price increased in those same cities.

Some key takeaways from the most recent real estate markets reports from Valley MLS is that new listings increased significantly in January in Huntsville, Athens, Madison and Decatur.

At the same time median sales prices increased for Athens, Huntsville and Madison.

What do January’s numbers mean for local real estate?

Realtor Jeanette McWhorter of First Choice Real Estate said the numbers we are seeing from January reflect a fairly typical early-year pattern for the local real estate market.

“We’re seeing a big jump in new listings, but buyer activity didn’t keep pace in January. That drop in homes sold (especially Huntsville and Athens) likely reflects typical early-year market patterns, interest rate hesitation, and buyers taking longer to make decisions.”

Additionally, McWhorter said rising sales prices are indicative of increased demand, which bodes well for the market.

“The fact that median prices still rose in Athens, Huntsville and Madison shows demand is still strong — it’s just moving more cautiously.”
