Home sales in Huntsville + Madison decreased in July 2026

As summer winds down (for school kids, at least), the real estate market in the Huntsville area is seeing some changes compared to the spring and early summer.
Huntsville and Madison saw decreases in the number of homes sold last month, while median sale price stayed roughly the same from June to July.

How did the Huntsville-area real estate market fare in July?

While Madison and Huntsville saw home sales drop by an average of 18% in July, Athens did see an increase of 15.5% in homes sold last month. As well, Decatur and Guntersville saw increases in home sales in July.

How did Alabama’s real estate market perform in June 2026?

The Alabama Association of Realtors, which just reported its statistics for June, showed a positive trend statewide:
- Alabama had 7,138 home sales in June, an increase of 414 from last year and 2.9% from the previous month.
- The median sales price increased by $32,935 compared to a year ago of $282,139. This is an annual increase of 13.2% and a monthly increase of 1.1%.
- The sold volume was $2.33 billion in June 2026, an increase of $0.47 billion from last June. This marks a 25.3% annual increase and a 6.4% increase month-over-month.
- The 21,681 active listings at the end of June mark an increase of 6.8% compared to 20,298 one year ago.
- The 678 foreclosures in June represent a 23.5% year-over-year increase. However, it is a 6.2% decrease in foreclosures since last month. Note that the June 2026 value is below the pre-COVID 857 foreclosures of June 2019.
“Although mortgage rates have risen to their highest levels in nearly a year and may remain elevated in the near term, they are still well below year-ago levels. At the same time, housing supply continues to improve, with active listings and residential building permits increasing compared with both recent months and last year.”
