New 255-home community planned for Athens

The City of Athens this week approved conditional rezoning for a planned 255-home community within the city limits. Real Estate investors DDB Capital Fund, LLC, put forth the zoning request and will spearhead the development.

Here’s what to know:

The community, Higher Living, will be located at 14477 Cambridge Ln, Athens, AL 35613. The developers said the new housing community comes at an opportune time with the pending relocation of the U.S. Space Command headquarters to Huntsville.

Here are some features of Higher Living:

  • Homes and scale:  Up to 255 single family homes across approximately 122 acres
  • Amenities and lifestyle:  Resort style pool, pickleball courts, connected walking trails, neighborhood green spaces and gathering areas that support an active daily routine
  • Connectivity: Convenient reach to Redstone Arsenal and Huntsville employment centers, with everyday services and schools nearby
  • Zoning designation:  Split residential zoning under R-1 and R-3, approved with conditions
  • Maximum yield:  Development limited to a maximum of 255 residential lots within the rezoning boundaries
  • Open space requirement:  A minimum of 45 percent of the overall property must be identified as active or passive open space, Floodway or Floodplain and Riparian Buffers
  • Next steps: Engineering and builder coordination begin immediately, including refinement of amenity, trail, and open space networks consistent with the approved conditions.
