Prices up, inventory down in Huntsville housing market for August 2026

August saw a decline in the number of new listings and the number of home sold in Huntsville, but also saw the median sales price increase. The number of homes sold in Athens and in Madison also decreased in August compared to July while median sales prices increased.

A look at the housing trends in the Huntsville area

Does a decrease in inventory or decrease in sales signal a negative trend for a market? Not necessarily. Clair Day of RealtySouth Tennessee Valley said a dip in sales this time of year is fairly typical, and she sees an uptick ahead.

“July was a good month and we did see a dip in sales the month August.  August typically slows down due to last minute vacations before school starts. 

Sales for August may have declined compared to July but inventory is up which gives buyers more choices and a bit more time to make decisions on their next home.  Buyer demand is steady and I would anticipate we see better months ahead for home sales.”
