New $400M South Brook neighborhood officially breaks ground

The new South Brook neighborhood coming to Decatur had its ceremonial groundbreaking earlier today, marking the transition from vision to reality as the $400M project will soon begin taking shape.

Located at the former site of Decatur Country Club, this 80-acre section of land is owned by Cook Properties and will be developed by Land Innovations, eventually turning into a mixed-use neighborhood with homes, parks, restaurants and more.

What is coming to the South Brook development?

Do not expect the development of South Brook to happen quickly — currently, there is a 10-year plan in place that involves multiple phases, with phase 1 including the construction of 65 homes on the north end of the property.

Here’s more info:

• Phase 1 construction is expected to take three years
• Each phase will include 60 to 70 lots being developed
• Phase 1’s site plan shows a mix of 17 manor homes, 15 courtyard town homes, two duplexes, 18 single-family homes and 18 cottages
• An independent, third-party architect will oversee the development as it moves forward
• The development will have a homeowners association
• The buildings range from 2,156 to 8,085 square feet
