Here’s what homes are selling for in the Huntsville area now

The Huntsville area is not only one of the state’s hottest markets, but it’s one of the fastest growing and most desirable cities in the country right now. If you have been keeping up, you know that homes are selling for much higher than they were just a few years ago here.
Here’s a breakdown of average home prices in some of the cities in and around Madison County:
Homes are selling for much more in 2024
According to the Alabama Center for Real Estate, home prices in the Huntsville Metropolitan Statistical Area remained pretty steady between 2008 and 2017. The House Price Index fluctuated very little between those years — with indexes of 166 in 2008 and 168 in 2017.
However, that has changed exponentially. And when it comes to average home sales prices, we have seen a tremendous jump since then.
From 2018 to 2023, we have seen drastic increases in average selling price in the area:
- 2018: $240,601
- 2019: $258,000
- 2020: $279,160
- 2021: $332,045
- 2022: $368,471
- 2023: $382,598
Currently, the average home price in the Huntsville MSA is hovering around $386,000.
What homes are selling for in specific cities in and around the Huntsville MSA
The data above is for the entire Huntsville MSA (which includes Madison and Limestone counties), but if you break down the average selling price for homes in specific cities in and around the Huntsville MSA, you see some disparity, however:
- Huntsville: $417,000
- Madison: $442,000
- Athens: $314,000
- Decatur: $279,000
- New Hope: $235,000
- Elkmont: $205,000
- Ardmore: $275,000
