Decatur Country Club site development project now taking shape

Plans for a development at the site of the Decatur Country Club were revealed this week by the City of Decatur, and it could include as many as 400 homes. The development will also include retail businesses, restaurants and offices.
Here’s what we know:

Cook Properties, Cook’s Pest Control’s real estate holding company, purchased the property in 2017, and earlier this year requested a rezoning so it would have the same zoning as the adjoining 80 acres it owns.
The Decatur Planning Commission approved the plan for the project this week — a 10-year plan happening in multiple phases. Phase 1 features 65 homes on the north end of the property, with the entrance/exit at Country Club Road Southeast.
Here’s more info:
- Phase 1 will take three years with construction anticipated to begin in spring 2026.
- Each phase will include 60 to 70 lots being developed.
- Phase 1’s site plan shows a mix of 17 manor homes, 15 courtyard town homes, two duplexes, 18 single-family homes and 18 cottages.
- An independen, third-party architect will oversee the development as it moves forward.
- The development will have a homeowners association.
- The buildings range from 2,156 to 8,085 square feet.
