After months of upward progress, the real estate market in and around Huntsville has leveled off as we get into the summer months. Median sales prices are down in Huntsville, Madison and Athens compared to May. Also, new listings in Madison and Huntsville have seen a drop.

That said, the number of homes sold in June increased last month in Huntsville, but decreased in neighboring markets.

How did the Huntsville real estate market look in June?

June reports from Valley MLS show that median home prices saw a decrease in Huntsville, Madison and Athens, but Decatur, Florence and Guntersville each saw increases in June.

Homes are staying on the market a little longer these days in most North Alabama communities, and most cities in the Huntsville metro saw a decrease in the number of homes sold this past month.

How did Alabama’s real estate market perform in May 2026?

The Alabama Association of Realtors, which just reported its statistics for May, showed a strong real estate market throughout Alabama in May. May brought some of the strongest housing activity Alabama has seen in several years, with home transactions, sales volume, home prices, inventory and construction activity all at or near levels last experienced in 2022 and 2023.

Key takeaways from Alabama’s statewide real estate numbers in May:

  • Alabama had 6,938 home sales in May,an increase of 724 from last year and an increase of 11.7% from the previous month.
  • The median sales price increased by $39,670 compared to a year ago to $279,185. This is an annual increase of 16.6% and a 5.9% increase month-over-month.
  • The sold volume was $2.19 billion in May 2026, an increase of $0.49 billion from last May. This marks a 28.8% annual increase and a 19.0% increase month-over-month.
  • The 21,241 active listings at the end of May mark an increase of 7.8% compared to 19,709 one year ago.
  • The 723 foreclosures in May represent a 37.5% year-over-year increase. It is a 4.5% increase in foreclosures since last month.

“In May 2026, Alabama’s Housing Affordability Index fell to 91, its lowest reading since August 2023. Although this suggests the median household income was insufficient to comfortably qualify for the median-priced home, affordability often reaches its annual low point during the summer months as housing demand and prices tend to peak.”
